Schedule: Monday through Friday, 8:00 AM to 5:00 PM (includes a one-hour lunch break)

Salary Range: $66,560 to $85,000 per year, plus monthly performance-based bonuses

Work Model: Hybrid arrangement (4 days in the office, 1 day remote)

Role Responsibilities

In the role of Residential Property Supervisor, you will be responsible for a diverse portfolio of approximately 400 residential units across Los Angeles, including single-family residences, small multi-family structures, and investment properties.

Your duties will include:

• Managing over 150 properties throughout Los Angeles
• Maintaining direct communication with 60 to 80 property owners
• Supervising a team of 10 to 15 resident managers and on-site personnel
• Performing regular property inspections and ensuring prompt maintenance
• Utilizing AppFolio for rent collection, reporting, compliance, lease renewals, and delinquency management
• Using AppFolio to coordinate work orders and vendor relations
• Overseeing tenant move-ins, move-outs, legal notices, and daily rental operations
• Addressing and resolving tenant issues promptly and with professionalism
• Collaborating with accounting, maintenance, and executive teams to ensure operational efficiency

Required Qualifications

• A minimum of two years of experience managing 200 to 500+ residential units
• Working knowledge of Fair Housing regulations and California landlord-tenant law
• Prior experience supervising on-site or resident managers
• Excellent communication, leadership, and organizational abilities
• Proficiency with AppFolio and other property management software platforms
• A valid California driver’s license, access to a reliable vehicle, and proper insurance
• Fluency in Spanish is mandatory

Training and Development

• AppFolio application for reporting, communication, leasing, and delinquency tracking

• Building inspection protocols and Los Angeles-specific regulatory requirements
• Lease documentation, client reporting, and key performance indicators for supervisors
