Position Summary

The Maintenance Technician I is tasked with performing general maintenance duties, including responding to service requests and preparing apartments for new residents. This role is crucial for preserving the property\'s value and ensuring a high-quality environment for our residents. The technician also contributes to the overall cleanliness and visual appeal of the property. This position involves upholding the company\'s Mission Statement, following all relevant policies and procedures, and supporting a corporate culture that reflects our core values.

Desired Qualifications

Minimum Experience, Training, and Education:

• Ability to understand and follow both verbal and written instructions. Must perform effectively in a customer-oriented service setting.
• Competence in fundamental plumbing, touch-up painting, appliance repair, basic electrical tasks, lock repair, and carpentry.
• A foundational mechanical aptitude and knowledge of common building materials and tools.

Additional Preferred Qualifications:

• A high school diploma or an equivalent certification.
• A minimum of one year of experience in apartment maintenance or a closely related field.

Physical Demands:

• Must be able to climb stairs to access resident apartments or maintenance offices and use ladders as required.
• Must be able to traverse the entire property, which may include steps and steep gangways on docks where applicable.
• The role involves frequent bending, kneeling, and stooping.
• Must have the ability to safely lift and handle materials and equipment weighing up to 60 pounds.

Key Responsibilities

• Address and complete maintenance requests in occupied apartments within a 24-hour window to maintain resident satisfaction.
• Prepare apartments for the rental market within a 5-day period for standard turnovers and a 10-day period for units undergoing upgrades.
• Perform groundskeeping and housekeeping tasks, which should not consume more than 75% of available work time.
• Execute all duties safely and effectively, in line with company safety protocols, and report any operational hazards.
• Attend safety meetings and carry out all tasks in accordance with established safety policies.
• Support preventative maintenance programs and help maintain all property mechanical systems.
• Aid in the execution of emergency plans and respond to emergency situations as needed.
• Be available for scheduled weekend work and emergency on-call maintenance requests.
• Fulfill other duties as assigned.

Computer, computer printer, telephone, fax machine, photocopier, golf cart, ladder, dolly, back belt, goggles, gloves, electric snake, reciprocating saw, hand saw, circular saw, table saw, cordless drill, drill press, paint brush, vacuum, shampoo machine, blower, cleaning supplies, and various small hand tools such as a hammer and screwdriver.
