Distinguished Property Management is seeking a seasoned Property Supervisor to manage its portfolio of properties.

Please note that this is an office-based role and not a position for a resident manager.

Responsibilities and Duties

All responsibilities will be performed with integrity, honesty, and in accordance with relevant legal statutes.

  • Establish and manage a communication framework to facilitate transactions and activities between on-site personnel and the Central Office, ensuring proper oversight of property matters and daily operations.
  • Train, oversee, mentor, and assess the performance of assigned staff members.
  • Monitor and analyze property operations to recommend enhancements, review occupancy rates, propose rental pricing, and prepare necessary documentation for rent increase approvals from governing bodies.
  • Audit administrative, accounting, and maintenance functions to confirm adherence to company policies and procedures, authorizing any exceptions. Manage the resolution of resident concerns.
  • Conduct property inspections to uphold high standards, evaluating the performance of maintenance, landscaping, and custodial services. Perform routine checks on vacant units to ensure they are prepared for the rental market.
  • Develop or contribute to corrective action plans aimed at preserving the physical condition and financial health of the apartment communities.
  • Generate and review various property-related reports with your supervisor.
  • Approve expenses within designated parameters. Assess and negotiate contracts, providing recommendations as needed.
  • Help update, revise, or create forms, reports, and manuals pertaining to property management operations, ensuring their proper implementation.
  • Organize and lead monthly meetings for all personnel associated with the property portfolio.
  • Cultivate and maintain professional relationships with lenders and regulatory agency representatives.
  • Guarantee compliance with all regulatory agreements.
  • Support the creation and execution of training programs for property management staff.
  • Attend required industry conferences and regulatory meetings as necessary.
  • Provide assistance to Compliance departments on property-related matters.
  • Fulfill additional requests from your supervisor or company president as required.
  • Travel to multiple properties is an essential part of this role.

Additional duties encompass activities related to leasing, rent collection, administrative tasks, record maintenance, property inspections, and overseeing service needs such as lawn care and pool maintenance (as applicable), all performed under the direction of the office manager, owner\'s agent, and general manager.
